Since 1 Jan 2011, it is a requirement for all individuals performing estate agent work in Singapore to be registered with CEA, through their respective estate agents.
The following are the criteria for those looking to become a property agent in Singapore:

Minimum age requirement: 21 years

Singaporean / Singapore PR

Minimum of 4 GCE O’Level passes or equivalent

Must have passed the Real Estate Salesperson (RES) examination or equivalent
RES examination format

Consists of 2 papers (2.5 hours per paper)
Paper 1
70 MCQs, 15 short answer questions
100 marks
Paper 2
Part 1: 60 MCQs
Part 2: 60 MCQs
60 marks
40 marks

A would-be agent will need to pass both papers in order to obtain his licence. Otherwise he must retake failed paper(s).

Holders of any diploma or higher academic qualifications with real estate as a major are advised to check with CEA whether they are required to take the RES examination.

Those who register for the RES examination via their chosen estate agent/ company will enjoy discounted examination fees.

Hopefuls will also have to attend a course prior to the RES examination. Registering for the course via the chosen estate agent/ company will also entitle one to a discount.
